Building inspection software cost in Quebec: what it really costs
The price on a "Pricing" page is rarely what you will pay. Here are the four pricing models found in Quebec, the costs that never appear on the invoice, and a simple method to compute your real cost — side tools and writing hours included.
We publish our own prices below, in Canadian dollars. But the goal of this article is not to sell you a plan: it is to give you the grid we would use ourselves to compare any inspection software, including ours.
The four pricing models
1. Pay per report
You pay for each inspection produced, sometimes with a free batch to start. Attractive when starting out: no commitment, cost follows volume. The trap appears with volume: at 15 or 20 inspections a month, the bill often exceeds a fixed subscription, and every re-inspection or supplementary report adds up.
2. Monthly subscription per inspector
The most common model: a fixed amount per month per user, often with an annual discount. Predictable and easy to budget. Check what is included: e-signature, client portal, invoicing and online payment are frequently paid add-ons or external tools.
3. Subscription per company
A plan that covers several inspectors, with tiers by team size. This is the model of business management platforms: the entry price is higher, but it generally replaces the calendar, CRM, contracts and invoicing you pay for elsewhere.
4. Perpetual licence
A one-time purchase, then update or support fees. Rare today for cloud software, still present with some installed products. Watch the real cost of updates, hosting and backups that fall back on you.
The costs that never appear on the pricing page
- The U.S. dollar. A "from $99" price at a U.S. vendor is paid in USD and moves with the exchange rate. Convert it, and add your card's conversion fees.
- E-signature. Contract, service agreement, report: if the software does not sign, you pay for a signature tool on the side — per month or per envelope.
- Online payment. Processing fees (generally around 3% per transaction with every processor) exist everywhere; what changes is whether the software integrates them or whether you juggle transfers and reminders.
- Side tools. Calendar, booking, client records, invoicing with GST and QST, report archiving, tracking of your insurance and licence. Each one costs, and each transfer between tools costs time.
- Training and migration. How many hours before your first real inspection? Who migrates your templates and clients? Is it included?
- Leaving. Exporting all your files if you go: free, paid, impossible? That cost is always discovered too late.
- Your writing hours. The largest cost of all — and the only one on no invoice.
Compute your real cost in three lines
The real cost of inspection software is:
subscription + side tools + (hours after each inspection × number of inspections × your hourly rate)
An example with deliberately simple assumptions, to replace with yours: an inspector who does 15 inspections a month, spends 3 hours after each one (sorting photos, writing, layout, review, sending, invoice) and values their time at $60 an hour "spends" $2,700 a month on administrative work. Next to that figure, a $50 or $100 monthly gap between two subscriptions is a detail. The only question that matters becomes: which of the two reduces the hours after the inspection the most?

Caution on time-saving claims
Every vendor, us included, talks about hours recovered. The benchmarks we quote — 4 to 6 hours of writing per inspection, up to 5 hours recovered — come from interviews with Quebec inspectors, not yet from production measurements. Time saved varies with the complexity of the inspection, your working methods, the volume of observations and the level of report customization.

How much does building inspection software cost in Quebec?
