Property managers

From observed deficiencies to proven corrections.

Does your inspection firm use DomiSpect? Every finding in your report can become an action: owner, due date, proof photo of the correction, validated closure, linked re-inspection. Your portfolio gets documented, building by building.

DomiSpect is built for inspection firms. You benefit through yours.

The problem

The inspection report is no longer a PDF that sleeps

A critical finding in a 60-page PDF, a correction handed over by phone, a proof photo on someone's phone, a re-inspection nobody remembers: six months later, the same finding shows up again.

DomiSpect keeps the thread. The finding, its photo, its building and its zone stay linked to the corrective action and to its re-inspection. When your board, your insurer or a buyer asks "what was done?", the answer is in the file, with the proof.

The chain

From finding to closure, every step leaves a trace

Five steps, run by your inspector in DomiSpect. Every finding can become a traceable action.

  1. Finding

    OPEN

    Who: inspector

“Water infiltration at the chimney flashing, north slope. Active traces.” Photo 4.2, status Deficient.

  2. Action created

    OPEN

  3. Assigned

    ASSIGNED

    Who: creator of the action

Assignment email sent to the owner, with the finding, the photo and the due date.

  4. Proof uploaded

    PROOF

    Who: owner of the action

“Flashing replaced, membrane redone.” Two proof photos.

  5. Linked reinspection

    REINSPECTED

    Who: inspector

A manager reviews the proof and schedules a reinspection linked to the action.

  6. Closed

    CLOSED

    Who: manager or higher role

Reinspection signed: “No trace of infiltration.” The manager closes the action. History kept on the property.

    CLOSED BY A MANAGER · TIME-STAMPED · AUDIT LOG

Open → Assigned → Proof → Reinspected → Closed. Every step is time-stamped.

1

Deficiency

Your inspector records: Building A › Roof › Membrane, infiltration at the north parapet, annotated photo, high priority. The finding carries its building and its zone.

2

Action

From the finding, your inspector creates the corrective action: priority, owner, due date. The owner receives an assignment email that leads to the finding and its photo.

3

Proof

The photo of the correction is filed in the action, next to the photo of the finding. Comments and the full history stay attached.

4

Closure

Reserved for a manager at the inspection firm or a higher role. Whoever corrects is not the one who attests. Timestamped.

5

Re-inspection

Your inspector comes back to verify on site. The re-inspection is linked to the action, with its own photos and its signed report. The building's history grows.

The portfolio

One project, several buildings, a history per building

For a commercial mandate, DomiSpect organizes the work as a project: Project → Buildings → Floors or zones. Each inspection is attached to its building; each finding carries its zone.

  • Dozens of findings per project, each located in its building and its zone
  • Priorities and due dates per action, proof photos, controlled closure
  • Re-inspection by building or by zone, linked to the original action
  • A history that grows with every visit, without starting over

Quebec Pack — Commercial v1

Eleven sections designed for commercial buildings, available from your inspection firm's Team plan.

In development: the complete PCA deliverable per ASTM E2018 — cost opinions as ranges, ten-year reserve. No announced date.

DomiSpect is neither certified nor approved by ASTM International, the BNQ or the RBQ. The compliance of an inspection remains the professional responsibility of the inspector.

What you receive today — and what is coming

Today Available

  • The signed, timestamped report of each inspection, through a secure, revocable link, in French or in English
  • The web report, the printable PDF and the attached documents, with no account to create
  • An immutable report: SHA-256 fingerprint, no changes after signature
  • Progress on corrections, passed on by your inspector: re-inspection report, portal, email
The client portal →

Planned — not available today No date

  • A client-side project portal: progress, open actions, due dates, for you to check yourself
  • A consolidated multi-building view for your portfolio, without going through your inspector

Today, the inspection team manages the actions in DomiSpect and keeps you informed. If that portal would change the way you work, tell us: we prioritize based on real demand.

How to get it

With which inspection firm?

DomiSpect is the inspection firm's software, not yours. There is nothing to buy or install: you benefit from it when your inspector uses it.

Your inspector already uses DomiSpect? Ask them for action tracking after the report (the Actions & Maintenance module) and, for several buildings, a commercial project.

Not using it yet? Send them this page. The button below prepares an email you only need to address.

For your IT department

Your security questionnaires find their answers on a single page: per-organization isolation verified by test, MFA, audit log, revocable links, encryption in transit and at rest, separate staging environment.

Frequently asked questions

Do I need to buy DomiSpect?

No. DomiSpect is your inspection firm's software. You receive the report, the documents and the correction tracking through them, with no licence or installation on your side.

Will I get access to track the actions myself?

Not today. The client-side project portal is planned, with no announced date. In the meantime, your inspector manages the actions in DomiSpect and passes on progress through the re-inspection report, the portal and email.

Can the report be changed after the fact?

No. Once signed, the report is immutable and carries a SHA-256 fingerprint. What you read is what the inspector signed. A re-inspection produces a new report, linked to the first, without replacing it.

Can I receive the reports in English?

Yes. The portal, the report and the emails exist in French and in English, according to the language set on your client file.

We manage several buildings. How is that organized?

As a commercial project: Project → Buildings → Floors or zones. Each inspection is attached to its building and each finding to its zone. Today, you receive one portal per inspection. Commercial projects →

Does DomiSpect produce a maintenance plan for my portfolio?

No. DomiSpect tracks the corrective actions that come out of inspection findings, with proof and re-inspection. Planning the preventive maintenance of your portfolio remains your own tool and practice.
