What the software does for you, from quote to signed report

Inspection software earns its place by what it takes off your plate between the first call and the delivered report. Here is what stays with you, and what DomiSpect handles, step by step.

5. Review	You read it over and decide.	Checks that the inspector is identified and their RBQ profile verified (otherwise signing is blocked), then the required sections, photos and limitations; from Pro AI, Review AI flags contradictions, empty sections and orphan photos, and drafts an executive summary.
6. Signature	You sign.	Timestamps the signature, computes the SHA-256 fingerprint and makes the report immutable, as a paginated PDF and a web report.
7. Delivery and invoice	You send the file to your client.	Publishes the report and documents on a client portal with a revocable link, issues the invoice with GST and QST, payable online, and sends the receipt.
8. After the report	You follow up on repairs.	From Pro AI, turns a finding into an action — priority, owner, due date, photo proof — and links the re-inspection to the same file.

A home inspector app built for the field

At the office, DomiSpect opens in your browser. In the field, you add it to the home screen of your phone or tablet: it's an installable web app (PWA). It isn't available on the App Store or Google Play at this time; you install it from the browser.

One hand for the camera, your voice for the rest. Domi mode runs full screen with the microphone, the camera and your inspection progress; voice commands such as “next section” or “what's left?” move the visit along.
Every photo in the right place. Each photo is attached to its component when you take it. Annotations leave the original intact, and blurring hides what's private.
Dictation becomes a finding. From Pro AI, your sentence becomes a suggestion organized by system, component, location, condition and recommendation. You apply it or ignore it: nothing enters the report without your say-so. See voice-to-text inspection software.
Nameplates read on site. Make, model and serial number are read on the device, with no signal, then offered for your approval.
Field work with no signal. Photos (up to 300 MB per device), audio notes, statuses and the checklist stay on the device, in a basement or out in the country; transcription, analyses and syncing resume on their own when the signal returns. See the offline inspection app.

Built for Quebec home inspectors

Quebec has its own framework: GST and QST, the RBQ profile, Law 25, French. DomiSpect was built here, with that framework in mind. If you inspect outside Quebec, note that the reference packs cover Quebec only for now.

RBQ and the 2027 REIBH deadline. Each inspector's RBQ profile is verified administratively; without it, signing the report is blocked. Law 25. Consent register, access requests tracked against a 30-day deadline, incidents, retention policies and a designated officer: the Law 25 module.
